A mainstay of our business is property purchase.
We take a tailored approach to each client, talking through their preferred area, budget, comparables and negotiation. We source properties which are both openly and quietly marketed through estate agents, developers and private owners. This allows us early and pre-market access to properties that may not be on the open market. Through our years in the business and established relationships with estate agents we secure priority viewing.
We like to meet all our clients in person beforehand, preferably in their own homes, so we can form the right picture of exactly what they are looking for. This enables us to gather a comprehensive search brief to ensure we match the right properties to the right clients.
We aim to save you time, stress and money. We want you to be confident that you have made a prudent financial decision in a market where we are the experts.
- We work for the purchaser, not for the vendor as an estate agent does.
- We organise viewings when the time is convenient for you and, when appropriate, will always preview a property so as not to waste your time.
- Our relationship with agents is often critical when more than one vendor is interested in a property, as we take no fee from the agent.
- We have found through the experience of our negotiation and inside knowledge that our fee becomes self funding.
- The internet is often out of date and used by agents to market their businesses. By the time a property has come on the internet we would already have had knowledge of it and shown it to clients.
- We can offer advice on solicitors and surveyors.
- We can get a rental valuation if you are interested in letting your property in the future.
- Central London has more that 200 estate agents. We help you pick through them.
Charges: We ask for £1000 (plus VAT) deposit fee which is off-set against the final invoice, and then we charge a percentage of the final purchase price.
